For those of you who have returned to Pine Island, welcome back to it’s awesome beauty. Although our waters have cooled, they are turning the azure color with the exceptional clarity we have come to expect during our winter months. The gorgeous weather we have had for the past two months makes it more pleasant for this time of the year and, hopefully, it will continue for the remainder of the winter. Whether you are an angler, boater, tennis player, golfer or a nature watcher, our island has something for everyone. We are certainly fortunate to have all of these great activities surrounded by nature’s beauty.

The months of November and December resulted in the sale of 21 single family homes ranging in price from $70,000 to $437,500. Manufactured home sales were seven with a price range from $31,700 to $140,000. Seven lots were sold with prices ranging between $5,600 and $180,000 (waterfront). As of January 1, 2012, activity inventory for the entire island is 188 single family homes priced between $60,000 and $2,395,000. There are currently 63 manufactured homes ranging between $44,000 and $279,000. There are 20 condos and attached villas for sale ranging between $80,000 to $695,000. There are 258 land parcels ranging in price from $5,500 to $4,000,000.

A beautiful 3/2 pool home in the lovely community of Buttonwood Key in St. James City. This home is absolutely immaculate with lots of space and storage. April Update

Pine Island’s real estate market experienced a 21% increase in April from the month of March with 24 residential properties selling and 10 lots/boat docks selling.  The residential sales were priced between $67,500 and $625,000.  The lots were priced between $5,000 and $75,000.  Again, we do believe our market has leveled out and believe it is a great time to buy on Pine Island.

We’ve been too busy with real estate to do any fishing; however, we did take a late afternoon boat ride recently and had the fortune to see all of the beautiful silver kings (tarpon to most) rolling in Boca Grande Pass.  What a sight to see.  If you’ve never had the opportunity to be out on the water in the summer time here and experience the tarpon roll, you may want to consider a summer visit.  Yes, it can be a little hot and your body may start to glisten, but it is an awesome experience you will never forget.

BlueWater Realty of Pine Island March Update including Fishing update

March 2011 was a busy month with us and our fellow Realtors showing the lovely island properties that are currently on the market.  We had 21 residential sales and six vacant land sales.  The residential sales were as low as $31,500 up to $575,000 being the highest.  The vacant land sales were as low as $5,000 and as high as $130,000.  After talking with many of our fellow Realtors and appraisers, the general consensus is that our market has leveled out.  So if you are considering buying a property on Pine Island, now would be a good time to begin your search.  You can see what has sold in March by clicking the “View Listings” below.

We are also happy to give you the fishing report directly from Paul Smith of Old Pine Island Marina in St. James City.  We appreciate Paul taking the time out of his schedule to update us all on some of the best fishing in all of Florida.  From Paul:

Thanks to all of our customers for making this our best year to date. Safe travels to all of you who are getting ready to depart to the cold and rain…… Sorry, I couldn’t resist.

As the water temps creep into the low 80’s, the spring migration is just heating up. We have had a few tarpon and shark reports and they should increase over the next couple of days. Large Kingfish have been falling victim to live shiners. Also, offshore snapper reports continue to come in.  Check out the pics on the wall of some of the catches when you come in.

Inshore fishing has been steady also. Some large snook and oversized redfish have been reportedly caught on YoZuri suspending 469 lures in gold and chartreuse. The bone colored Paul Brown corky lure was the bait of choice for a 5 lb trout caught this week.  Three-inch Gulp shrimp in new penny and pearl white are just about impossible to keep stocked. Sorry if you came in and we were out. I have been doubling orders in an attempt to keep up with the demand. Sometimes our suppliers don’t send what I order because they also run out during this time of year.

Bait is becoming readily available so make sure you carry chum and a net with you if you bait fish.  Also, if you go offshore, don’t ever go without a couple of Sabiki rigs. They are an easy way to get some good live bait in a hurry.

We have recently had a chance to use the Avet reels. I can tell you from experience that they are everything we hoped in a quality reel. They are American made and super smooth. I am using the small single speed SX model. It retails for $150 and I love it. Large fish don’t seem to be any problem with this small reel either. I have rigged mine with 25 lb Trilene mono and have caught several keeper gag grouper. Jesse and I are planning to try them on some big tarpon and sharks after work over the next couple of weeks. I will let you know if they held up to the test.

If you were thinking about adding some light to your cockpit, we now have led lights that you can run all night with very little drain on your battery. The price has really come down.

Pine Island, Florida December Sales

BlueWater Realty of Pine Island hopes you all had a great holiday with family and friends and are now looking forward to a happy and healthy 2011.  We were fortunate enough to receive a very nice gift on December 27 with the birth of our fourth grandchild.  A happy and healthy baby girl, Jenna, was born to our son, Phil and his wife, Jamie.  Big brother, Jake, is being a big helper with baby sister.

December brought 18 sales to Pine Island, Florida 12 of which were home sales and six vacant lots.  Home prices ranged from $50,000 for a manufactured home in St. James City to $202,000 for a single family home in St. James City (not waterfront).  Most of the lots sold were in Bokeelia with prices ranging from $5,000 up to $89,900 for a waterfront lot on Genessee Parkway on the eastern side of Pine Island.

In recent weeks a new owner has taken over Moretti’s Seafood Restaurant in Matlacha.  It is now called the Toucan Grill.  According to the article in the Pine Island Eagle, the staff will remain the same and many of the menu items will remain also.  The Bokeelia Cracker Café has reopened as a Mexican restaurant and Coast Connections at the end of Porto Bello Street in Bokeelia is now serving great seafood again.

On the fishing front, we hear from local anglers that trout have been biting well with some catches up to 20 inches on an incoming tide.  We hear the sheepshead are still in Matlacha Pass; however, there are more bites coming from the Gulf passes around the piers and rock jetties in Blind Pass.  So, now may be a good time to jump in the boat and wet a line or two.

August/September Sales from BlueWater Realty of Pine Island

Greetings from BlueWater Realty of Pine Island:

Fall is officially here on Pine Island, Florida with beautiful sunny daytime 80’s and nighttime 60’s (with low humidity).  Our summer on Pine Island Florida was wetter than normal and thus far we have avoided tropical storms and hurricanes.  While taking a break from Pine Island Real Estate, we took the summer heat with us to Maine, where they closed schools for a week for the first time ever because of heat in the 90’s.  Maine schools have no air conditioning like we are accustomed to here in Florida.  We had an opportunity to eat delicious Maine lobster at $4 per pound.  It was nice to have a change in latitude and attitude, while our son, Phil, dutifully minded the store.

There was a sharp dip in foreclosures this summer compared to the summer of 2009; however, there are still approximately 16,000 foreclosures in the pipeline for Lee County.  We do not anticipate our market returning to any sense of normalcy until the foreclosures are settled.  There were 32 properties sold in the months of August and September on Pine Island.  You may view them by clicking the control button on the “View Listings” below.  The number is sales are approximately the same as June and July; however, we are seeing a slight increase in the upper end market of $300,000 and above.

July Sales from BlueWater Realty of Pine Island

July brought ten single family home sales ranging in price from $40,000 to $298,500 with six of the properties being waterfront with Gulf access. There were five vacant lots sold ranging from $10,000 to $150,000 with two of the vacant lots being waterfront with Gulf access. The lot that sold for $150,000 was located in the Captain’s Cove Community in Bokeelia.

Hello Everyone:

We trust you are having a great summer and enjoying all of the sunshine and warm weather has to offer. We are still experiencing great weather here on the island and are happy to know that the oil spill is no longer an issue. We have not seen any evidence of oil on our pristine beaches in Southwest Florida and do not expect to see any evidence of oil. As we mentioned in our last email, the experts predicted the chances of Southwest Florida seeing any evidence of oil was 1% because of the flow of the Loop Current in the Gulf of Mexico.

The Mango Mania Festival was held in July by the Pine Island Chamber of Commerce and was a huge success. It is the Chamber’s largest annual fundraiser. It was a hot weekend; however, we didn’t get rained out and the food and beverage vendors stayed very busy. Phil and Donna volunteered at “Welcome Booth” and we talked with visitors from all over Florida and the world. And the mangos – ripe, delicious and juicy as ever!

We are very blessed to announce the birth of our third grandchild, Ian Thomas Rauth, who was born on July 22 weighing in at 8 pounds and 5 ounces. Our daughter, Kristen, and her husband, Rob, are very proud parents and older sister, Rachel, is a big helper with her young brother.
